Autumn Chase Hunt Home Owners Association Architectural Design and Lot Maintenance Guidelines

Periodically your Board and Covenant Committee reviews and amends the association architectural (ARC) Design Guidelines in order to keep up with current technology, methods, operations and to address guidelines that have been identified as areas of confusion. 
Attached is a track changes version so you can easily review. The Board will be publishing the updated guide next month and encourages you to review the track changes version and provide any comment to board@autumnchase.org.  Most changes were simple format and grammatical edits for ease of reading and clarity.  More significant ones are summarized below.
  1. New Construction (page 5):  We deleted the reference to vacant lots since all lots within the community are now improved with  single family or townhomes.
  2. MODIFICATIONS/ALTERATIONS REQUIRING COMMITTEE REVIEW AND APPROVAL (page 6):  Section 9.4(a) of the Declaration provides says that “No Person shall make any addition, alteration, improvement or change of grade in or to any Lot (other than for ordinary and routine repairs and maintenance and not including areas within a building visible from the exterior only because of the transparency of glass doors, walls or windows), without the prior written approval of the covenants Committee.  There was no definition of what constitutes “ordinary and routine repairs” so the Board defined it stating that “Replacing windows, shutters, gutters, railings, decks, garage doors and roof shingles are not considered “ordinary and routine repairs and maintenance”.  
  3. Signatures (page 7):  While we are encouraging the signature of your neighbors, we understand you may not be able to obtain them with ease.  We don’t want you to delay so just provide a brief note as to the problem with getting them and turn in the application.  The homeowners on the other hand, must always sign.
  4. Artificial Turf (page 11):  Yes we have had inquiries so we figured we need to put some guidance out.

As your advocate on the Autumn Chase Hunt HOA Board, I'm happy to report that we have been able to keep your HOA dues level for the past three years.  Now I hate to be the one to break the news but it is time we implement an increase to help ensure the future financial stability of the Association and avoid any out of cycle special assessments.


No, we are not in any financial trouble, books look great.  It is just that the inflation rate has been at about a 2% for the past three years and we have felt that in our contract vehicles for trash collection, lawn care and community management.  So at the last Board meeting the board approved what works out to a 3.25% increase rounded to the nearest dollar which means that effective 1 January 2019, HOA dues for townhomes will go from $215.00 a quarter to $222.00 a quarter and for single family homes, HOA dues will go from $180.00 a quarter to $186.00 a quarter.  This adjustment is expected to hold steady for the next two years.


Remember, dues are paid in advance of the quarter on 1 January, 1 April, 1 July and 1 October.  You have 30 days before a late fee of $50.00 is imposed.  The late fee is imposed thereafter, every month that your account is in arears i.e., has a balance due.
